Responsible hosting is about more than reservations and check-in. We combine active local oversight with security, access control, parking planning, and firm operating standards to help protect our homes, our guests, and the neighborhoods we serve.

Privacy-concious noise monitoring
We use Airbnb-approved noise decibel readers inside our homes. They do not record conversations. They only monitor noise levels so our team can respond if sound levels become disruptive.

Required ID verification
Every reservation holder must complete ID verification. This is not optional. It helps deter guests who may be looking for a place to host a wild party, overcrowd a home, or damage a property.

Firm maximum occupancy
Maximum occupancy means maximum occupancy at any given time. If a home allows 12 guests, that limit applies to everyone on site — not just the people sleeping there.

Integrated smart locks
Our homes use integrated smart locks that provide every guest with a unique door code. Each code is activated upon check-in and deactivated upon check-out, helping protect the home and ensure access is limited to the active reservation.

Exterior security cameras
Our homes are equipped with exterior cameras facing publicly visible areas, such as the front door and other exterior entry points. These cameras support property security, guest accountability, and responsible oversight without monitoring private interior spaces.

On-site parking planning
We understand residential streets can become crowded. When a home’s interior occupancy does not match its parking capacity, we take that seriously by adding on-site parking and driveways where appropriate so vehicles are directed onto the property rather than along the street.

Proactive oversight before small issues become neighborhood problems.
We believe responsible short-term rental operations require active management. Our homes are not distant, passive listings. They are part of our Ocean Drive Collection, and our team is physically present around them every day.
Our internal quiet hours begin one hour before the City’s quiet hours, giving us time to address concerns before they become late-night disruptions.
If music or noise becomes excessive, our team contacts the guest promptly and may go to the property when needed.
We make it clear that every guest is expected to respect the home, the street, and the surrounding neighbors.

One of the biggest differences between Coastal Family Homes and a distant short-term rental operator is our local operating footprint. We have several trusted operators strategically based at multiple properties throughout our Ocean Drive Collection.
That local presence gives us a practical advantage when something needs attention. Instead of relying only on messages, call centers, or someone driving across town, we often have someone nearby who can assess a situation quickly and help address it in real time.
This is especially important after normal business hours. If an issue arises late at night, our operating structure helps us respond faster, reinforce our house rules, and protect both the guest experience and the surrounding neighborhood.

There is a growing concern that large private-equity buyers are purchasing ordinary homes faster than families can compete, paying more than the average buyer can afford and closing with fewer conditions.
That is not our model. Coastal Family Homes is not sweeping up homes the moment they become available. We focus on overlooked, distressed, and long-sitting properties — homes that often need significant work and can make a neighborhood look neglected before they are restored.
Our goal is to take homes that have been overlooked for months or years, invest in them, and turn them into well-maintained properties that contribute positively to the appearance and character of the surrounding neighborhood.
